Landlord Safety Certificates

Being a landlord comes with all sorts of responsibilities to ensure tenants are kept safe and all electrical equipment and systems are fit for purpose. 

To comply with insurance conditions, avoid fines and personal injury claims or even a prison sentence, as a landlord you have to adhere to various electrical safety obligations. Whilst there is no law to say landlords must conduct electrical safety checks on a yearly basis, there are regulations that apply, such as the Electrical Equipment (Safety) Regulations 1994, The Landlord & Tenant Act 1985 and the Housing Act 2004.

The Health & Safety Executive (HSE) enforces these regulations and recommends landlords have periodic inspections carried out by a qualified electrician.
